Petition Against PG Operators and few Investors misusing residential society (TinselTown)-[TTPGO]

Dear All,
We are Tinsel Town [TT] Society Flat Owners/Residents are hereby creating this petition[TTPGO] to oppose few of the Owners illegally involved with Agents for running PG business and doing/encouraging prohibited activities in society; detailed below:

1. Using residential property as Commercial property - It has been identified that some investors have given their flats on rent to PG operators who are further subletting the flats to tenants without any rent agreement in place. These flats are being used as commercial hotel within a residential society and is putting residents/children staying in great danger
2. Keeping up to 10 flatmates in each 2 or 3 BHK flat affecting resources of society which is meant for limited set of headcounts per flat
3. Agents swap paying guests without approval or having formal rent agreement in-between Owners and tenants.
4. Many flats are let/handed over to Agents and they bring people without doing any Police verification/Agreement which involve risk of bringing some non-social elements to society, making other residents lives at risk.
5. Few of the residents among these have been caught red handed involved in doing illegal activities inside flat, gathering people in large scale doing late night liquor parties, weed, drugs, loud music disturbing harmony and peace of all the law-abiding residents of the premises
6. Littering in common areas, throwing liquor bottles/cigarette/buds/used condoms in open area, loud noise during late hours, fighting with neighbors who opposes them are the common complaint received quite frequently from residents
7. Agents bring many un-authorized outsiders, and when caught, engage in quarrel and fight which in turn disturb the harmony of residents.
8. Abusing of common area/children play-ground/clubhouse/gym which are meant for authorized residents only. These paying guests invite their friends from other societies to use Tinsel Town amenities as if its free for use for all.
9. Few of tenants among these involved as couple engaged in/showcased obscene activity at clubhouse, open spaces, emergency staircase and roof top and been caught red-handed.
10. Some of such residents disrupting water supply to building by turning off valves placed in common area (caught in CCTV).

Instead of opposing such activities, said Owners/agents have gone far ahead to file a petition @ https://www.petitions.net/ (net/tinseltownpetition, and ill-advised/brainwashed many of the Remotely Located Owners to sign by circulating numerous false and scrupulous info), against ADHOC Committee, formally appointed (By builder; agreed by present Owners on formation day). ADHOC members of society who have worked diligently in last 1.5 years to bring Tinsel Town as a happy neighborhood and a place where it stands(from D2D operation perspective), by proposing guidelines and organizing many other society welfare activities (listed below).

In regards to the said petition[net/tinseltownpetition-TTP] and points it contains against ADHOC, We as cognizant TT Owners/Residents have gathered; call it completely fabricated/baseless/rumoured and in addition acknowledge and support the good work done by ADHOC so far for the betterment of TT society by keeping such miscreants ideology away while making TT a place where all residents live in harmony and peace. The only intent we see in said [TTP] petition, and of its petitioners, is to suppress this team [ADHOC] so that their ongoing personal interest/agenda/monitory benefits continues/fulfilled while no one comes as hurdle against them.

ADHOC team have always led and kept society interest forefront in resolving day to day society operational issues, keeping eye on all the problems society faces and stand strong against all such People/Odds. They have been really pro-active and instrumental even in recent COVID 19 situation where all rules made were in-line and in best interest for the safety of residents and same goes with what they have done by proposing/forming many guidelines/rules since their inception.

Highlighting (not limited to) the list of things ADHOCs have done; to enlighten some un-aware/misguided remote TT Owners

1. Always been on top of handling situations against people who misused residential place and tried to run PG business as the only interest they have is to get most of the money out of their rented flat; stirring/risking lives of other residents in many ways

2. Managing all the vendors (Housekeeping, Water, STP, WTP, Security, Gardner etc) well for day to day operations to smoothly run societies mundane affairs

3. Took all measures against COVID 19 (Procuring hand sanitizer at gate, entry lobby, fever thermometer, gloves, masks for guards etc) to take necessary precautions and formed guidelines/rules as per Gov. directives to safeguard society against COVID 19 helping residents to encounter Zero cases so far

4. Always worked on ground level with vendors to ensure there are no glitches in running day to day operation in the society by taking timely measures

5. Getting Bore-well work done which Builder could not do as per their promise, targeted to save lacs of Monthly Maintenance Fund towards Tanker Bills in future

6. Gathering at midnight and opposing contractor to suspend out of permissible time limit allowed builders work, which had been disturbing residents for many days; at multiple occasions

7. Managing/Monitoring Security Team even mid night/early morning to make sure society residents are safe

8. Watering plants to keep them alive during summer in absence of Gardner during lock down

9. Taking initiative to manage labor camp during lock down and cyclone and provide them as much support needed.

10. Taking proper actions against some of the miscreant residents to safeguard interest of neighbours/residents

11. Getting the alternate light arrangement in each of the wings floor/lobby area by chasing builder to reduce electricity usage

12. Proactively getting C wing all lifts outage situation resolved by timely following with Lift Vendor and getting the issue resolved in time

13. Arrangement of the vendors for essential commodities within the society to help people stay at home and avoid the risk of transmission. Dmart, Vegetable, Amul, Govind, Bakery, PNB mobile ATM, etc to help 1500+ residents. This not only saved transmission, but all help residents save money by bringing Farm to Home vendor.

14. Though it wasn't part of ADHOCs responsibility however they had discussion and negotiated with Mygate to waive off Rs. 60k in Dues and sign up new contract with revised rates to save up to Rs. 72k annually with additional 9 months of completely free service.

15. Same approach they extended to push negotiation/to reduce cost of Lift AMC which was in range of 19 Lacs and brought it down to 12.979 lacs saving lots of burden to individual maintenance payer

16. ADHOC team is not a signing authority to withdraw funds from society maintenance account in anyway, They took up the responsibility of reviewing bills because vendors were complaining about non-payment and this was affecting/abandoning day to day operation of society and inconveniencing residents ; and pushed/directed builder to clear dues so as not to affect residents comfort in anyway.

17. The rule on fine was recommended to the builder and imposed after several Residents were found to be creating lots of nuisance, when caught, within society and were not adhering to general/lawful guidelines.

18. As per details being shared, till date ADHOC themselves have never collected any fine; Details of fines to be collected are shared with Facility Manager from Builder and the accounts for the same is maintained by him

19. Organized various cultural events; to name a few, Independence/Republic Day Celebration, Ganpati Festival/Durga Puja, NYE, Lohari etc to create amicable environment and bring bonding among residents

20. Gone beyond call of duties to pool money for these activities and also contributed from their own pocket at many instances like community support for Labourers and in-premises contractor labours, Borewell Inspection charges/shortage of funds in mentioned cultural events to name a few

In support of above, and countless TT society welfare activities, We strongly oppose the allegations over ADHOC team made by such owners/agents who filed said [TTP] petition and firmly stand by this team and appraise the work done by them so far. We would be happy to see them to continue to Restrict/Guard TT society against such Owners/PG Operators/Agents/Miscreants and make society even a better place to live where it stands today.

Note:

a.Though we agree and support many pointers against Builder in [TTP] petition, subject to discussion among both the group of signatories in the two petitions [TTP & TTPGO] and propose to take these points ahead cumulatively by consent of all, not just FEW.

b. Also a humble request to all TT owner who aren't part of or doesn't support mentioned set of people in this petition [TTPGO],  by keeping personal ego/differences/interest aside, Instead of fighting and targeting a set of TT members who tirelessly work towards TTs betterment, Let's Join hands with them with a common goal of making TT a delightful/magnificent place for all residents as we DO.

By signing this petition, we agree with all above and oppose such PG Operators, and stand with ADHOCs measure to curb aforesaid business activities and any associations involved!
