Downtown Development Group is proposing a new mixed use, luxury apartment building located at 1035
Tchoupitoulas also called “Granaio.” Granaio (Italian for loft) will contain a two story lounge and restaurant with outdoor
dining as well as 18 luxury rental homes. This site is zoned CBD 9 and has an IZD zoning overlay, which therefore allows
for this development to be built. Granaio is below the allowed 125’ height cap and will have private parking, doormen,
pool, and smart building Crestoron technology to control use of energy, lighting and sound, heating and cooling, flood
water management and retention. In addition this will be a Hurricane proof construction. Granaio has been designed
around the communities’ desires and needs with ultimately the end-user in mind: 360 degree views, outdoor balconies,
rooftop terrace, and open spacious floor plans and high ceilings and LED lighting.The exterior of the building will have
green living Bio walls, which will not only break up the steel, brick and cement fabric of downtown, but will substantially
improve our storm water retention and will be an aesthetically pleasing vertical garden. In addition there will be a rotating
art installation to assist in joining the Art and Warehouse Districts together. Along with an increased property tax base,
this development will produce 75-85 construction jobs, and 4-5 full time property related careers. To further assist in
increasing the city’s budgetary issues that have plagued the city of New Orleans we have requested to lease un used Air
Rights that will substantially help the district and our city financially, which will become Granaio’s balconies and living space
to provide a better quality of life to this community as well as adding additional pedestrian protection via exterior lighting
over the sidewalk during our rainy season. This building is designed to add to the neighborhood and provide a level of
luxury, level of high end apartments that is not available in the market today but is in high demand. To ensure this
development is designed into the existing fabric of the warehouse district we have hand selected our team to be lead by
neighborhood based architect, Wayne Troyer of Studio WTA, Downtown Development Group and internationally known
designer, Philippe Starck for apartment and lobby interiors, and internationally awarded urban landscape designer,
Raymond Jungles. Our goal is to build and redevelop properties that are integral to their neighborhoods and surrounding
communities. In keeping with our policy, we always want to be open and forthright to the neighbors surrounding this
property and have notified them of our upcoming plans for the site. We are asking our neighbors for their support in
redeveloping this unused warehouse of our beloved city.
