Ivy Ridge

We the undersigned, homeowners in the Fire Mountain neighborhood of Oceanside, request that the City of Oceanside review and modify the plan for the proposed Ivy Ridge Estate development. The following public safety and aesthetic concerns need to be addressed before the project is given approval:

  1. The entrance to the proposed project is unacceptable, as it is on a busy, sloping, non-conforming, blind curve, adding significantly to an already dangerous situation. Re-designing the entrance by moving it over to Laurel Road, thereby changing the 3-way stop to a 4-way stop, would greatly improve the public safety and legal conformity of the road and be more consistent with other cul de sacs in our Fire Mountain neighborhood.

  2. The proposed project does not provide adequate parking, as it appears the entire cul de sac is red-striped and that the driveways are also fire access roads.

  3. The density and design of the project are not consistent with the character of our Fire Mountain community. It appears the developer tried to force in a 5th house, when the site really calls for 4 homes. A 5th house is only allowed with a conditional use permit to go above density, and only if there is “excellence in design,” which this is not.

We therefore respectfully ask the members of the city council to deny the project as currently designed. Thank you.
