STOP THE PROPOSED 4/5 STOREY COMMERCIAL DEVELOPMENT ON BETTY ST AND DOONAN RD NEDLANDS

The Nedlands Council and Oryx are proposing a 4/5 storey high end aged care facility to accommodate 90 beds over 4 residential blocks of land.

This FOR PROFIT PRIVATLY OWNED AND OPERATED ENTERPRISE will sit behind Melvista Lodge which interestingly the council recently had the heritage zoning removed from! 

This inappropriate and out of context development will bring in excess of 40 staff a day into the area along with daily deliveries hurtling down Melvista Ave, Princess Road, Vincent St, and surrounding small streets of linen, food, medical supplies, hospital waste, medical waste, specialists, visitors and ambulances 24/7! 

THIS IS A HOSPITAL MAKE NO MISTAKE.

There are medical zones around Monash Ave far better suited to a commercial enterprise such as this than this small quiet family location.

Betty Street and Doonan Road are tiny narrow streets that already struggle to cope with a bus route on them and parking issues from the old Melvista Lodge. There is one entry point on Doonan Road to the facility and one exit point on Betty Street out of the facility and only 23 underground car parks being provided (plus 2 ACROD)!

The developers tell us there will be no traffic issues but their consultants had no idea Doonan Road and Betty Street were even on  a bus route!

HOW DID THIS HAPPEN? 

The developers purchased 75 Doonan Road direct from the council in a private sale. The land was never taken to the open market and was sold to the developers as a Residential R12.5 zoning 

The developers then purchased 16, 18 Betty Street and 73 Doonan Road all residential homes prior to any re-zoning for significantly more than the council land they purchased.

The Council and Oryx Communities have not engaged with any of the direct neighbours or the wider commuity in the past 5 years about their plans.

Oryx Communities claim to have held community engagement sessions but they have not been in contact with any of the direct or surrouding neighbours in the greater area since 2016 when they sold a 'refurbishment' plan and proposed new 2 storey building ....something we all welcomed.

BUT IT GETS WORSE

The developers are proposing what they call a ‘WELLNESS CENTRE’ within the complex.

This is a nice word to disguise an outpatient service offering everything from physio, chemist, therapy, speech pathology, dietetics, pain management, occupational therapy to the PUBLIC.

Please remember this is not a medical preceint

This proposed facility IS A MEDICAL HUB more suited to Monash Ave and the hospital precinct than our neighbourhood.  The impact on traffic alone will be astronomical.

OBJECTIONS NEED TO BE SUBMITTED BY 5PM ON THE 18TH JULY 2020

TO MAKE A SUBMISSION AGAINST THE PROPOSAL.
