Improvement of rule 3.6 Animals and Pets

Dear HOA and Directors,

Current rule 3.6 reads:

3.6.1 No domestic animals or pets will be allowed on the Estate, without the written consent of the HOA. Consent will only be granted in extreme circumstances e.g. guide dog for handicapped person.

This rule is causing a lot of confusion and tension. This rule needs to be improved to make sure it is fairly applied to all home owners and the interests of home owners without pets are considered and the sustainability of the lifestyle at Vaal de Grace is protected at all times.

For this rule to be fair and consider all parties we need to firstly introduce a code of conduct for pet owners, as there currently are owners on Vaal de Grace with domestic pets and there is no approved code of conduct for these pets. Secondly a list of pets that are approved for the estate and the correct process for getting pets approved needs to be established to make it fair towards all home owners on the estate.

There are many good examples for codes of conduct and acceptable pets for estate living that can be copied from upmarket estates similar to Vaal de Grace like Pecanwood, Parys golf estate, Blair Atholl, Fancourt etc. to name only a few.

The current rule is to ambiquous cannot be inforced and needs to be strengthened for us to protect the peaceful lifestyle at Vaal de Grace and the interests of all homeowners.
