308 on Kern - Petition to call for an Special General Meeting to address owners grievances and vote on special resolutions

At the 308 on Kern Annual General Meeting that was held 14 July 2023, one of the directives given to Trustees of the Body Corporate was to hold an quarterly meeting with members of the Body Corporate to give them an update regarding the 308 on Kern Scheme and developments that have happened in the first quarter and also to hear owners concerns. The first quarter has long passed and there is there no announcement or communication from trustees regarding the Special General Meeting as per the directives. Some Owners/members of the Body have inquired about this in 2023 and the trustees seem to reluctant to meet and decide on the date for the SGM even now in 2024. The common property has been slowly deteriorating with little to no maintenance. To highlight a few: 
There are lights that have been damaged since early 2023 and they have not been maintained since 

• The corridors and the stairs are filthy and they have not been cleaned since owners have moved in 
• The garden area is not maintained accordingly and there are seeds growing in some areas and the grass is now dry and only gets watered by the rain
• There are cockroaches in some areas and these cockroaches also move through gas pipes and end up in owners property 

Other major concerns that have been neglected by trustees as per the directives give at the AGM:

• The directive given to trustees to change our electricity meters from PEC to Eskom as a priority that needs to be resolved as soon as possible 
• Investigating also changing the water from PEC to municipal water for better rates compared to what we have now

This petition is get owners/members of the Body Corporate to come together by signing and ensuring that we do not leave the decision to hold the Special General Meeting to trustees and we can use our power as members of the Body Corporate to call for a Special General Meeting where owners can highlight their grievances and also vote for resolutions that will be in favour of 308 on Kern Scheme and owners investment. For owners to call an SGM we need 25% of total quotas of all sections to sign the petition and we can bypass trustees seeing that they are not concerned with what is happening in the complex
